A Single Family Estate New Home Community Built by WB Homes, Inc.
"ENCLAVE AT EVANSBURG" will have a Homeowner's Association that will:
- Maintain the "Common and Controlled Facilities" as noted below:
Common Facilities:
- All roadways situated within the Enclave at Evansburg community
- Planting islands within the cul-de-sac bulbs, and at the entrance
- Walking trails
- Portions of the storm water management system located within the roadways
Controlled Facilities:
Controlled Facilities shall mean the detention basins, inlets, storm water pipes and other storm water management facilities located within the Detention Basins Easements. Controlled Facilities shall also consist of the emergency access and pedestrian walkway located within Lot 13 and located along the boundary between Lots 10 and 11. Controlled Facilities shall also consist of entrance signage which may be placed within Lots 1 and 16, which identifies the Community and appurtenant landscaping.- Maintenance shall include maintaining the entrance signage and landscaping. The Association shall be responsible for all necessary landscaping, gardening, re-mulching, trimming of shrubs including mowing and fertilizing, to properly maintain and periodically replace when necessary the trees, plants, grass, shrubs, and other vegetation within the "Common and Controlled" facilities as described above. Any landscaping planted within the "Controlled Facility" but on an individual lot shall be the responsibility of the unit owner.
Each homeowner will have an equal share of ownership in the Homeowner’s Association. There will be a one-time Capital Contribution of $500.00 at settlement on your home and a $1,416.00 per household annual assessment. An estimated annual budget is enclosed on the opposite side. The Homeowner’s Association Declaration is available for review prior to executing an Agreement of Sale.
The sewer lines situated within the road Right-of-Way will be dedicated and permanently maintained by Skippack Township or other Governing Bodies. The water lines situated within the Right-of-Way will be dedicated and permanently maintained by North Penn Water Authority.
